Hi, I’m Josh Nimeskern, your local home inspector serving Southern Indiana and owner of Inspect360

After buying and selling two homes in just two years, I saw firsthand how gaps in the inspection process can leave families feeling frustrated and unprepared. As a husband and father of three boys, I know the stress of moving into a home only to discover problems that should have been addressed.

Those experiences motivated me to dig deeper into the inspection trade. Over time, I realized I wanted to make a difference by providing honest, thorough inspections that help families feel confident about their investment.

I’m faith- and family-oriented, and I bring that same integrity to every inspection I perform. My goal is simple: to give you the information you need to make the best decisions for your home and your family.

I’m a Certified Professional Inspector (CPI) through InterNACHI and licensed in the state of Indiana (License #HI0250078).

At Inspect360, my approach is straightforward: I don’t tell you whether to buy a home or not. Instead, I give you a full-circle view of the property’s condition so you can decide with confidence.

Every inspection is guided by two simple but important key questions:

  • Is it safe?

  • Does it function?

If the answer is “no,” it goes in the report. For each issue, you’ll get three things:

  1. What and where the problem is.

  2. Why it matters.

  3. Clear direction on what to do next.

That information gives you the leverage to negotiate repairs, plan ahead, and potentially save thousands of dollars. I work solely for you—not the realtor, not the bank. While I enjoy working alongside realtors, my loyalty is to the client who hires me.
