What’s the difference between mobile and manufactured?
Well really, there’s mobile, manufactured and modular.
They are really all confused and wrongly used interchangeably!
Mobile Home:
A mobile home is a factory-built home constructed before June 15, 1976, prior to federal HUD standards. These homes were built on metal frames for transport and often lack the structural and safety upgrades required in modern homes.
Most “mobile homes” do not exist anymore. These are really closer to RV’s and Campers (and some tiny homes)
Manufactured Home:
A manufactured home is built after June 15, 1976, under strict HUD Code regulations that govern safety, design, and energy efficiency. It’s typically placed on a permanent foundation or frame and includes a HUD certification label.
Modular Home:
A modular home is built in factory sections to state and local building codes, not HUD standards. Once transported to the site, it’s assembled on a permanent foundation—making it nearly indistinguishable from a traditional, site-built home once completed.
